Collect Rent via WhatsApp
If you own rental properties in South Africa, you already know the routine: the 1st arrives, you WhatsApp each tenant “rent is due,” then you spend days checking your bank statement to see who's paid. wabill Collect replaces this with automated invoices and payment links sent straight to your tenants on WhatsApp.

The small landlord problem
Most small landlords in South Africa, those with 1 to 10 rental units, manage rent collection themselves. There is no property manager, no accounts department, no software. The billing process looks like this:
- You send a WhatsApp message to each tenant reminding them to pay rent
- Tenants EFT to your account, sometimes with a reference, sometimes without
- You check your bank statement every few days to see who's paid
- You match deposits to tenant names manually, and sometimes you can't tell who paid
- You WhatsApp tenants who haven't paid, hoping they respond
- You track everything in a spreadsheet or notebook, if at all
This works when you have 2 tenants. It falls apart at 5. By 8 or 10, you are spending hours every month on admin that should be automated.
How it works for landlords
wabill Collect automates the entire rent collection process. Here is how a landlord would set it up:
- Create a group on the wabill dashboard (e.g., 'Rent, Oak Street')
- Add each tenant as a member: their name and WhatsApp number
- Set the rent amount for each tenant (different amounts per unit are supported)
- Choose your billing day (e.g., the 25th of every month)
- On billing day, wabill automatically sends each tenant an invoice and payment link via WhatsApp
- Tenants tap the link, choose a payment method, and pay in under a minute
- You see every payment in real time on your dashboard. No bank statement matching
Example: 8 units, R6,500 per month
A landlord in Johannesburg owns 8 rental units at R6,500 per month each. She creates a group on wabill called “Rent, Maple Court” with 8 members. The billing day is set to the 25th, giving tenants a few days before month-end to arrange payment.
On the 25th, each tenant receives a WhatsApp message with their invoice and a secure payment link. They tap the link, choose EFT or card, and pay. The landlord opens her wabill dashboard and sees exactly who has paid. By the 28th, 6 of 8 tenants have paid. She knows immediately which 2 haven't. No bank statement checking, no guessing.
At R6,500 across 8 units, that's R52,000 in monthly rent collected automatically, with a complete digital record of every payment.
Legal requirements for rent receipts
The Rental Housing Act 50 of 1999 establishes the rights and obligations of landlords and tenants in South Africa. Section 5 provides that tenants have the right to receipts for rent payments. The Consumer Protection Act 68 of 2008 further requires that suppliers (including landlords providing rental services) issue receipts for payments received.
With wabill, every rent payment is recorded digitally with the tenant name, amount, date, and payment method. Tenants receive automatic proof of payment. This satisfies the receipt obligation under both Acts and gives landlords a documented payment history that is useful in Rental Housing Tribunal proceedings if disputes arise.
Why WhatsApp works for rent collection
You already WhatsApp your tenants. The difference is that instead of typing “rent is due” every month and hoping they remember your bank details, wabill sends a professional invoice with a payment link they can act on immediately.
- 9 out of 10 WhatsApp messages get opened. Tenants see the invoice immediately, unlike email which sits in spam
- Payment link included. Tenants pay from the message instead of looking up your bank details
- No app to install. The payment link opens in the browser
- Works on WhatsApp bundles. Tenants on limited data can still receive and pay
- Automatic confirmation. You know the moment a tenant pays, no bank statement needed

FAQ
Do tenants need to install an app?
No. Tenants receive a WhatsApp message with a payment link. They tap the link and it opens a secure checkout page in their phone's browser. They choose a payment method, pay, and they're done. No app download, no registration, no account creation required.
Can I bill different rents for different units?
Yes. You set the billing amount per member individually. If you have 8 units at different rental amounts, each tenant is invoiced their specific rent. You can also update individual amounts at any time if rent increases.
Is there proof of payment for tenants?
Yes. Every completed payment is recorded digitally. Tenants receive proof of payment immediately after paying. Under the Rental Housing Act 50 of 1999, landlords are required to provide receipts for rent payments. wabill's digital records serve this purpose automatically.
Can tenants pay by EFT?
Yes. When tenants tap the payment link, one of the options is instant EFT via Ozow. All major South African banks are supported: Absa, FNB, Nedbank, Standard Bank, Capitec, Investec, Discovery, and TymeBank. The payment confirms automatically, so there's no manual bank statement matching.
